The Garden Island recently ran an article disclosing the proposed development to occur in Princeville following the recent $350 investment by Reignwood International.  According to the article, the Resort Group and Reignwood International plan on spending $500M over the next decade to develop a private community on 8,000 acres that will include 350 homes, polo club, beach clubs, lodge, nature trails, golf course, numerous restaurants, spa, and more. The Prince Golf course will also be renovated and updated to be more playable.

Jeff Stone, Hawaii landowner and founder of The Resort Group, stated that the cost of membership will likely be similar to that of the Yellowstone Club which can cost around $300K initially with $30K annual dues.  Members are required to purchase a property which may run from $2M to $10M+.

"Polihale State Park is a remote wild beach on the western side of the Hawaiian island of Kauai. It is the most western publicly accessible area in Hawaii, although the privately owned island of Niihau is further west. The park is miles away from the town of Kekaha, and it can only be reached via a poorly marked, dirt sugarcane road, making a four wheel drive vehicle preferable. The partnership/sale of the Princeville Resort to the China-based Reignwood International brings new management to the  resort's 1,103 acres and Prince Golf Course.  Discovery Land Co. will is a privately-held real estate devleopment firm based out of Scottsdale AZ and will begin managing the resort on Jan. 1st. Pacific Business News reports that they "will help oversee Princeville's master development plan, as well as construction, marketing and private club community operations under a long-term management agreement."

 The median sales price for a homes on Kauai dropped significantly in October from previous highs. After two straight years of increases are prices leveling off? Time will tell. Transaction activity remained consistent in homes and condos but slipped off in land sales with only 18 land sales between September and October combined. Building permits are up and there is a lot of activity on the island.
