

The resort has been in a state of dilapidation since 1992 when it was damaged from Hurricane Iniki but the redevelopment of the Coco Palms Resort is moving forward. The plan that will be sent to the Planning Commission will have 273 hotel rooms and 77 suites using the hotel’s existing design. The plan will have less rooms and suites than the previous version. The plan will also includes the development of a cultural center and the restoration of some of the buildings including, the Chapel in Palms, 4,800-square-foot Sea Shell Restaurant, 23,056-square-foot Queen’s Hall, and the 11,208-square-foot Lagoon Lotus Room.
Many residents expressed their feelings about the redevelopment project in a recent meeting. Many are happy that the resort will not be an eyesore anymore. Though, some residents expressed some concern regarding the traffic that occurs on that stretch of highway.

According to a recent article published by Pacific Business News (PBN) Luxury Home Sales Rose by a healthy 40% in October. "So far this year, most luxury homes sold — 77 percent — were in the $1 to $2 million range, the report says."

Geckos are cute and gentle creatures that do a wonderful job protecting our homes from pesky bugs. Sometimes they can get a little out of hand when a lot of them sneak indoors and congregate on our walls and ceilings.
A local homeowner sent Reside Kauai a great Hawaiian Style Lifehack to help our reptilian friends find new homes.
Instructions:
1. Geckos can crawl into Costco apple juice bottles (or any similar bottle) but can't crawl out.
2. Leave little cut pieces of apple core or banana (whatever sweet fruit or juice will attract them inside).
3. Leave baited bottle overnight.
4. In the AM, if geckos are caught, take the bottle away to the garden (far away from your house so they don't return), and briefly fill with a little water and pour out and they run away to a new outdoor home.
5. Refill with new bait and repeat.

Pacific Business News reports that Princeville's $500M development could include a new boutique hotel. Currently the resort has two hotels, The St. Regis Princeville Resort and the Westin Princeville Ocean Resort Villas. At this point the possibility of a 3rd hotel or resort is undecided, Reside Kauai will keep you updated as we find out more.

As of October YTD number of closings for homes and land continue to outpace 2013. Condominiums transactions are down slightly by 5% compared to 2013 with Lihue condos sales down the most, this may be a reflection of limited inventory. All in all the market is still moving along well with transaction and pricing keeping pace.
