With a price of $832,500, last month's the median home prices rose by an astounding 83% compared to a year ago.  Last year the median price of a home in December was $454,500.

Known as Hokua Place, developers have proposed a 769-home subdivision next to Kapa'a Middle School. Currently the land is designated as agricultural land but the state Land Use Commission may reclassify the land as urban.  According to the current proposal, single family home lots range in size from 7,000 to 10,000 square feet, multi-family home lots range in size from 1 to 5-acre parcels.  The development proposal also includes a 3.1-acre park with space for a county operated pool, a 1.4-acre commercial area, and another 1-acre commercial area for a police and fire substation.

Kauai's Mayor, Bernard Carvalho, Jr., recently signed a bill into law that extends the deadline for obtaining a building permit for an Additional Dwelling Unit (ADU) from Dec. 15, 2014, to Dec. 15, 2024.  Property owners who have obtained an ADU facilities clearance form before June 16, 2007 will qualify.  The Garden Island reports that "qualified landowners with valid building permits who have not reached substantial construction on their ADUs, as well as those that intend to re-submit their building plans but have expired building permits, are required to seek re-certification by close of the business day on Feb. 17, 2015."
