Known as Hokua Place, developers have proposed a 769-home subdivision next to Kapa'a Middle School. Currently the land is designated as agricultural land but the state Land Use Commission may reclassify the land as urban.  According to the current proposal, single family home lots range in size from 7,000 to 10,000 square feet, multi-family home lots range in size from 1 to 5-acre parcels.  The development proposal also includes a 3.1-acre park with space for a county operated pool, a 1.4-acre commercial area, and another 1-acre commercial area for a police and fire substation.
